With millions of us apartment residents now self-isolating in our homes, now is a good time to consider some simple home improvement projects to make your living spaces more interesting.

What am I allowed to do?

If you’re a tenant, you will need to clear all changes that impact your apartment with your property manager or landlord first. This may be easier than you think if you are still in a position to pay your full rent so go ahead and ask.

If you are an owner occupier, there are a few things you can do without needing permission from your owners corporation. Regulations may differ based on state and your specific owners corporation rules, so make sure you check these before starting any project, particularly if it relates to a publicly visible part of your apartment (such as your balcony or front door).

As a general rule, you can make cosmetic internal changes on the skin of your internal walls without requiring approval from your owners corporation.

Under most strata titles, the owners corporation owns and maintains everything beneath your paint and floor coverings. This means you own – and can potentially renovate – everything from the interior walls in. It’s still a good idea to check with your owners corporation manager or committee first.
