How is the StrataLens report different from the OC Inspection?

The StrataLens report is data-driven: it uses JLL AVM modelling and public sales data to show how units in the building perform financially versus the suburb. It tells you if the price is right. The OC Inspection is a professional records review: a strata inspector reads through the actual Owners Corporation documents to assess the financial health of the OC, uncover building issues and flag governance concerns. Together they answer both questions a buyer needs: is the price right, and is the building well-run?

How is the OC Inspection different from a standard strata search?

A standard strata search gives you the raw documents. The Cohabit OC Inspection goes further: a professional inspector reviews those documents and writes a structured assessment covering the financials, building issues, governance and risk. You get an expert interpretation, not just a pile of papers. It is similar to getting a building inspector to assess a house rather than just handing you the council records.

How long does delivery take?

The StrataLens report is delivered by the next business day, typically within a few hours. The OC Inspection requires an inspector to access the strata records, so it takes 2 business days. When you order the bundle, both reports are delivered together within 2 business days.

Which report should I buy?

If you are at an early stage, shortlisting apartments or comparing buildings, the StrataLens report at $39 is the right starting point. If you are about to exchange contracts or seriously considering an offer, you should get the OC Inspection: it will surface financial red flags (underfunded Capital Works, special levies, major defects) before you commit. The bundle at $99 is recommended for anyone within two weeks of a purchase decision.

Are these reports building-specific or suburb-level estimates?

Both reports are building-specific. The StrataLens report is generated for the building you name at checkout, using sales and rental data from that building’s units. The OC Inspection is an inspection of the actual Owners Corporation records for that strata plan. Neither report uses generic suburb averages as a substitute for building-level data.

Automated Valuation Model data limitations

Automated Valuation Model (AVM) property value estimates are generated by JLL's proprietary valuation engine using recent comparable sales, rental listings, building attributes and suburb-level market data. AVM outputs are model-generated estimates and have not been derived from a physical inspection of the property. Estimates should be treated as indicative only and may differ materially from formal valuations or achievable sale prices. AVM coverage and confidence levels vary by building and bedroom type; refer to the coverage percentage and confidence rating disclosed for each building.

Sales methodology

Sales transaction data is sourced from state-based land title and settlement data and includes all confirmed arm's-length sales recorded against the property address. Annual sales counts reflect calendar year totals. Recent sales tables display the most recent confirmed transactions with available bedroom, bathroom and car space attributes. Turnover percentages are calculated against the total reported unit count for the building. Chart data covers the period 2016 to 2025 inclusive.

Amenity assessment approach

Amenity assessments are derived from a systematic review of historical rental and sales listings associated with the building, supplemented by publicly available building records. Amenities are classified as high-confidence (consistently referenced across multiple listing sources), medium-confidence (referenced in some but not all listings), or likely not available (confirmed absent or not referenced). Strata fee position estimates are indicative only and should be verified against the Owners Corporation certificate.

Risk data & methodology

Location risk scores are supplied by JLL's Risk Intelligence platform and are calculated on a per-property basis using government spatial data, ABS statistical geographies, proprietary market models and third-party hazard datasets. Scores range from 1 (lowest risk) to 5 (highest risk). Category overall ratings and the overall risk assessment are derived from the pattern of individual scores.
