Introducing StrataLens: A Smarter Way to Understand Apartment Buildings
We’ve just relaunched Roost’s strata building reports - now called StrataLens.
If you’ve ever tried to properly understand an apartment building before buying, you’ll know how fragmented the information is. Listings tell you about the unit. Strata reports tell you about compliance. But there’s very little that actually explains how a building performs as a whole.
That’s what StrataLens is designed to fix.
What is a StrataLens report?
StrataLens is a data-driven building report that helps you understand how an apartment building stacks up - beyond just the unit listing.
Each report brings together:
- Price, rent and yield benchmarks
- Building-level performance vs suburb
- Sales and rental activity trends
- Bedroom-level insights (1BR vs 2BR vs 3BR performance)
- Amenities and strata fee positioning
- Location risk signals and buyer fit
Instead of guessing whether a building is “good” or “average”, you get a clear, comparable view of how it performs.

Why this matters
Apartment buyers are making six- and seven-figure decisions - often with surprisingly little structured insight.
StrataLens flips that by giving you:
- Context - Is this building outperforming or underperforming nearby stock?
- Clarity - Are rents, values and turnover stable?
- Signal - What risks or trade-offs should you actually care about?
For example, a typical report might show a building delivering mid-range capital value but above-median rental performance, pointing to a stronger income profile than its price suggests .
That’s the kind of nuance that’s hard to spot without pulling multiple data sources together - which is exactly what StrataLens does.
Not every building has a report (yet)
We’re rolling this out progressively.
StrataLens reports rely on having enough underlying data - comparable buildings, sales history, rental signals and configuration coverage - to produce something meaningful. We base our report insights on high quality sales & rental listings data, automated valuation data for all unit types, and location risk data from our partner JLL, a leading Australian and international property data company.
